Credit Protection — What Hides Behind Your Bank's Offer

  • Presented as your protection — but it primarily safeguards the bank
  • Coverage shrinks with every mortgage payment while your premium stays fixed
  • Beneficiary is the bank — your family receives nothing directly
  • Coverage ends if you switch lenders or refinance
  • Health is assessed at claim time — not at application — putting your family at risk of denial
  • No portability — you start over with every new lender

Bank Branch Staff Cannot Legally Sell Insurance — Federal Law

Under Canadian federal regulations SOR/92-330, banks are prohibited from selling insurance directly through branch staff. What is offered to you at mortgage signing is a Credit Protection product administered by a separate insurance company — not the bank itself — and it typically comes with less flexibility than independent insurance.

  • Banks do not hold an insurance licence — branch staff cannot provide licensed insurance advice
  • Customer data cannot be shared with insurance companies for promotional purposes — per Section 8 of the Regulations
  • Credit Protection is a third-party product administered on the bank's behalf — not direct bank insurance
  • You have the full right to decline the offer and obtain independent coverage from a licensed agent

Portable — stays with you when you switch lenders
Underwriting done at application — no surprises later
Optional disability coverage may be available depending on the policy; bank Credit Protection can be more limited or conditional
Defined policy terms and coverage conditions are provided at application; review bank Credit Protection eligibility and claim conditions before purchase

Why Independent Mortgage Insurance Is Better

Your Family Receives the Payout

The death benefit goes directly to your named beneficiaries — they can pay off the mortgage, invest it, or use it for living expenses.

Coverage Stays Level or Can Increase, Depending on the Policy

Unlike bank insurance where coverage shrinks as you pay down the mortgage, coverage stays level or can increase depending on the policy — it does not decrease over time.

Portable Across Lenders

When you renew, refinance, or switch lenders, your coverage moves with you — no need to reapply or lose coverage.

Underwriting at Application

Your health is assessed when you apply — not when your family makes a claim. No risk of denial at the worst possible moment for those you leave behind.

How much does mortgage protection insurance cost?

There is no fixed price — your premium is calculated based on personal factors. Here are the key variables:

Age at application: The younger you are, the lower the premium
Coverage amount: Chosen around your needs and financial obligations
Health and underwriting: Reviewed at application under the insurer’s requirements
Policy term: 10, 20, or 30 years — or permanent coverage
Type of coverage: Such as life insurance or optional features, depending on the policy

A Concept Many Buyers Confuse

Mortgage loan insurance (CMHC) is not the same as mortgage life insurance — and it is not the same as title insurance

Mortgage Loan Insurance — CMHC

What is CMHC and how is it different from life insurance?

Mortgage loan insurance — commonly known as CMHC — is mandatory insurance that protects the bank when your down payment is less than 20% of the property value. You pay the premium — but it does not protect you.

→Required when down payment is less than 20% of the purchase price or lending value — whichever is greater
→Premium is added to the mortgage and paid over years
✗Protects your family if you pass away or cannot pay
✗Lets you choose a beneficiary — your family receives the payout

Important: Even though you pay the CMHC premium, this insurance protects the bank — not you. If you pass away, the bank deals with CMHC, but your family receives nothing.

Independent Mortgage Life Insurance

The better alternative — your family is the beneficiary

An independent life insurance policy tied to your mortgage ensures that your family is the beneficiary — not the bank. They can pay off the mortgage, invest, or use the funds however they see fit.

✓Your family is the beneficiary — not the bank
✓Coverage stays fixed for the full policy term
✓Portable when you switch lenders or renew
✓Eligibility assessed at application — not at claim time

Bottom line: CMHC protects the bank from its loss — independent insurance protects your family from losing their home.

Title insurance is different too

Title insurance protects against certain legal or financial risks connected to property ownership; it does not provide life coverage or mortgage-payment protection.
